Field Report: High-Pitch Replacement | Walnut Hill & Marsh Ln (75229)

The Referral: Professional Scrutiny

We didn’t win this job through a lead aggregator or a door knocker. The homeowner was referred to us by a close friend from Highland Park United Methodist Church who is a custom home builder and professional home inspector.

In the Park Cities and Preston Hollow markets, a referral from a home inspector is the highest hurdle in the industry. These professionals see the “shortcuts” daily—reused flashing, skipped underlayment, and poor nailing patterns. Our selection for this project was based on a shared understanding that roofing is a technical trade, not a commodity product.

The 16/12 Challenge

The standout technical variable here was the pitch. Large sections of this roof were a 16/12 pitch. For the non-technical: that is a 53-degree angle.

Most “retail” crews struggle with 16/12 slopes because they require constant harness resets and specialized staging. On a pitch this aggressive, gravity is the enemy of the fastener. If the shingles aren’t nailed exactly within the manufacturer’s reinforced zone, they will eventually slip. Because we are an Owens Corning Preferred Contractor, our teams are trained to install the Duration® series specifically to handle these high-verticality loads, utilizing the SureNail® Technology strip to ensure the shingles stay put for the life of the roof.

Material Specs: Owens Corning Duration System

We installed a complete Owens Corning system in Amber. Given the frequency of North Dallas hail events, we utilized Class 3 Impact Resistant shingles. This wasn’t just an aesthetic choice; it’s a capital preservation move that often triggers insurance premium credits for the homeowner. Amber is unique and it took a little work to find the material

Fortunately, our wholesaler, SPEC Building Materials, was able to have it shipped in from another branch with little to no delay.

Shingles Owens Corning

Key Components Installed:

  • Starter Shingles: OC Starter Strip installed at all eaves to meet wind warranty specs.

  • Hip & Ridge: Upgraded to RIZERidge® high-profile shingles. Standard 3-tab cut-offs look “thin” on a 16/12 pitch; the RIZERidge provides the heavy, architectural shadow line this house demanded.

  • Valleys: We used a dual-protection approach—WeatherLock® Mat (Self-Sealing Ice & Water Barrier) topped with 20-inch galvanized valley metal.

Correcting the 75229 Ventilation

During the initial inspection, we noted the attic was not breathing correctly. Many 75229 homes of this era have “turtle” vents that are either blocked or insufficient for the square footage.

We pulled the old units and re-engineered the airflow using Lomanco 135 and 750 static vents. By hitting the proper Net Free Area (NFA), we ensure the attic temperature stays regulated, preventing the shingles from “baking” and losing granules prematurely.

The Bert Standard: Details Matter

A major differentiator in our “non-commodity” approach is the flashing. We replaced all 1.5” and 2.0” plumbing stacks with new lead jacks. We also identified and replaced six sheets of compromised OSB decking that were found after the tear-off. Many roofers will omit tearing off the old underlayment, they can just go much faster. This however, does not allow a proper inspection of the deck that your roof will sit on for many years to come.
