Why Most Skylights Get Bad Reputations

Skylights Leak Because of the Install, Not the Skylight

A skylight is two pieces of glass in a frame. The unit itself does not leak. What leaks is the perimeter, where the unit meets the shingles. Done correctly, the flashing kit shipped by the manufacturer wraps the unit in layered metal that sheds water the same way the surrounding roof does. Done as a shortcut, a tube of roofing sealant goes around the unit and the install passes inspection for about two years before the sealant degrades.

The fix on a leaking skylight is almost always re-flashing the perimeter, not replacing the unit. The fix on a new install is using the manufacturer-spec flashing kit and not the sealant tube. Both fixes require knowing which is which, which is what factory certification actually buys you.

My skylight is leaking. Is the glass cracked?
Almost never. Skylights leak around the flashing, not through the pane. The most common cause is that the original installer used roofing sealant in place of proper step flashing, and the sealant has dried out. The fix is pulling the surrounding shingles and re-flashing the skylight correctly.
I have condensation inside my skylight. Is that a leak?
Probably not a roof leak. Condensation inside a sealed skylight typically means the seal between the glass panes has failed and humid attic air is reaching the cold inner pane. The unit usually needs to be replaced. If condensation is on the outside of the glass, it is normal humidity behavior.
Can you add a skylight to my existing roof?
Yes, when the framing allows. We assess the rafter spacing, the ceiling location, and the attic path. Most homes can accommodate at least one new skylight without structural changes. Bathrooms, kitchens, and stairwells are the most common locations.
How long does a skylight installation take?
A replacement (existing skylight, same opening) takes a half day. A new installation that requires cutting the roof and finishing the interior shaft is typically 1 to 2 days of roof work plus a few days for interior drywall and paint.
