Why the Wrong Roofer Costs More

A 30-Year Shingle Installed Wrong Is a 5-Year Roof

The shingle brand is the easy part. The hard part is the install: code-compliant decking, manufacturer-spec underlayment, proper ventilation, real flashing on valleys and chimneys, ice and water shield at the eaves. Cut any of those and the manufacturer warranty is void the day the roof goes on, even if it looks fine from the street.

After every Dallas hail event, out-of-state storm-chaser crews take deposits, install roofs that miss those details, and disappear. Year three the leaks start, year four the warranty claim gets denied, year five the homeowner is paying for a second roof. The pricing on this page is what it costs to install a roof the way the manufacturer warrants it. Anything cheaper is a discount on the parts you cannot see.

Shingle Tiers

Five Material Choices, One Install Standard

Every tier uses Bert Roofing crews, factory-certified installation, and a written workmanship warranty. The price difference is materials and complexity, not the quality of the work.

For pricing ranges by tier, see the pricing page. Class 4 impact-resistant shingles may also qualify you for a Texas insurance discount. Exact numbers come with your written estimate.

The Project, Step by Step

Six Steps From First Call to Final Walk-Through

  1. 01

    Free Inspection

A Bert Roofing project manager walks your roof, takes photos, and documents what they find. We check decking condition, ventilation, flashing integrity, and the shingle field. Takes 30 to 45 minutes.

  2. 02

    Written Estimate

You get a line-item written estimate. Materials, shingle line, decking allowance, underlayment spec, flashing, ventilation, dump fees, warranty terms. Everything quoted. No "we will figure it out" lines.

  3. 03

    Material Selection

You pick shingle line and color. We bring physical samples. For HOA-restricted neighborhoods, we handle the architectural approval paperwork.

  4. 04

    Insurance Coordination (if applicable)

If a claim is in play, we coordinate with your adjuster. We can attend the inspection, supplement the scope where the adjuster missed items, and submit ACV-to-RCV depreciation paperwork.

  5. 05

    Tear-Off and Install

Crew arrives between 7 and 7:30 AM. Old roof tears off in a single day for most homes. Decking inspected and replaced as needed. Underlayment, drip edge, valley flashing, then shingle field. Most jobs done in 2 to 3 days.

  6. 06

    Final Walk-Through and Warranty

Project manager walks the roof and the yard with you. Magnetic nail sweep documented. Manufacturer warranty registered. Workmanship warranty in writing.

What You Get From Bert Specifically

The Reason Manufacturer Warranties Are Worth Something Here

Manufacturer warranties on shingles are only as good as the contractor who installs them. The enhanced warranties (the ones that actually cover labor, accessories, and underlayment past the first few years) require factory certification. Bert Roofing carries certifications from GAF (Preferred Contractor), Owens Corning, and CertainTeed, plus an A+ BBB rating since 1990 and 12 NTRCA Golden Hammer Awards.

More important than any of that: we are still here. When something needs to be fixed five years from now, the same phone number reaches the same family at the same Cayuga Drive office. That is the bet that makes the manufacturer warranty worth the paper it is on.

Roof Replacement Questions, Answered Honestly

How long does a roof replacement take?
Most asphalt-shingle replacements on a single-story Dallas home take 2 to 3 days on the roof. Larger homes, steep pitches, and premium materials like synthetic slate or stone-coated steel can run 4 to 7 days. Insurance claims add a few weeks to the total timeline because of adjuster scheduling.
What shingles do you install?
We install architectural asphalt (GAF and CertainTeed lines), Class 4 impact-resistant shingles for hail-prone areas, synthetic slate (including DaVinci), stone-coated steel, and historic cedar for designated neighborhoods. We are factory-certified by GAF, Owens Corning, and CertainTeed.
Do you tear off the old roof or install over it?
We tear off in almost every case. Installing new shingles over old shingles voids the manufacturer warranty, hides decking damage, and adds load the roof structure was not designed for. Tear-off costs slightly more upfront and saves a lot down the line.
Will my insurance cover a hail-damaged roof replacement?
In most cases, yes. Texas hail damage is a covered peril on standard homeowner policies. Your deductible is usually the only out-of-pocket cost. We document everything for your adjuster and can attend the inspection with you.
What warranty do I get?
You get the manufacturer warranty on materials (typically 25 to 50 years, lifetime for premium lines) plus a Bert Roofing workmanship warranty. Because we are factory-certified by GAF, Owens Corning, and CertainTeed, you can qualify for the enhanced manufacturer warranties that cover labor and accessories that standard warranties do not.
What happens to my landscaping during a roof tear-off?
We tarp the perimeter, set up plywood walkways for the crew, and run a magnetic nail sweep around the entire property at the end of every day. Garden beds and AC units get protected first. Damage is rare; if it happens, we own it.
