Most Dallas patio covers fail at the connection point between the cover and the main house. The flashing on a bolt-on cover is not the same as the flashing on a properly tied-in roof extension. Bert Roofing builds patio covers as roof extensions wherever possible, with continuous waterproofing from the main field down through the new shaded section. The result is a cover that lasts as long as the main roof.
A patio cover sees the same weather as the rest of the roof, but homeowners and contractors often treat it as a porch project rather than a roofing project. The wall connection gets a bead of caulk and a piece of bent metal, and the assembly leaks within 5 to 10 years. The post connections, the column footings, the rafter spans, all of that is usually fine. The problem is at the house.
When we build a patio cover as a roof extension, the shingles, underlayment, and flashing run continuously from the main roof down over the new structure. There is no seam where the cover meets the house because the cover and the house share one roof system. That's the most expensive option upfront. It's also the one that does not leak in year seven.

We submit to the HOA, pull the City of Dallas building permit, and coordinate any required structural engineering letter. This step adds 2 to 4 weeks depending on the HOA.

City inspection clears the permit. Project manager walks the structure with you, registers any applicable warranty, and confirms cleanup.
