How often should I have my roof inspected?
Once a year for roofs in the 7 to 15 year sweet spot. Twice a year for older roofs or homes with overhanging trees. After every major storm or hail event, regardless of age. For homes under 7 years old, a single inspection at year 5 is usually enough.
What is in the photo report?
Photos of the shingle field, flashing at chimneys and valleys, pipe boots, ridge and ventilation, gutters, and any specific concerns. Each photo is annotated with what we see. The report is a PDF you keep on file, useful for HOAs, future buyers, and insurance claims.
What does maintenance actually fix?
Most maintenance work is minor: tightening or replacing exposed nails, refreshing sealant around chimney and vent flashing, clearing debris off the roof and out of gutters, checking attic ventilation. Anything more substantial gets quoted separately so you can decide.
How much does roof maintenance cost?
A standard annual inspection with photo report and minor tune-up work runs $250 to $500 for most single-family homes. Larger roofs or homes with significant tree coverage land higher. We quote before the visit, not after.
