A Roof We Installed Over 20 Years Ago

This home in Easton Place, just off Easton Drive near Plano Road in East Dallas, is a prior customer. We originally installed the roof a little over 20 years ago using an Elk laminated shingle. At the time, Elk was a well-known manufacturer. It has since been acquired, and those products now fall under GAF.

Over the years, we were back out to this property a number of times for repairs. The goal was always the same. Keep the roof functioning as long as it made sense to do so.

That approach worked. The roof reached roughly 23 years, which is a solid lifespan, especially given the conditions on this property.

Not Just Age. Environment Matters.

This was not a simple “old roof” situation.

The property has heavy tree coverage. That creates two ongoing issues. First, debris collects on the roof. Second, animals have easy access.

In this case, both were present.

We saw repeated signs of animal activity over time, including larger animals like raccoons. That type of damage is not cosmetic. It leads to entry points, disturbed shingles, and recurring repair needs.

At the same time, leaf buildup in certain areas prevented water from draining properly. It was not standing water in the traditional sense, but it was slow drainage. Over time, that kind of exposure keeps the roof surface wet longer than it should be.

That combination matters. Age alone did not drive this replacement. The environment accelerated it.

What We Found at Tear-Off

Once the existing roof was removed, the underlying condition became clear.

In several areas, the decking had deteriorated and required replacement. In total, nine sheets were replaced as part of the project.

This was not from a single failure point. It was the result of long-term exposure in areas where debris collected and water did not move off the roof efficiently.

This is common on heavily treed properties in East Dallas. The roof can look serviceable from the surface, but the structure underneath tells a different story once it is opened up.

New Roof System Installed

We replaced the roof with a GAF Timberline HDZ system in Weathered Wood. This is one of the most common colors in the area for a reason. It blends well with surrounding homes and does not draw attention to itself.

The system included a full tear-off and replacement with matching accessories. The shingle selected is a Class 3 impact resistant product, which offers improved durability compared to standard architectural shingles.

We also addressed smaller details as part of the work, including items like a power mast boot that typically would not be part of a standard replacement but was required on this home.

Why Repairs Eventually Stop Making Sense

This project is a good example of how we approach repairs versus replacement.

We repaired this roof multiple times over the years. That was the right call at the time. It allowed the homeowner to extend the life of the roof well beyond what many properties see.

But there is a point where the factors change.

  • Age reaches the end of the material’s useful life
  • Environmental conditions continue to work against the roof
  • Underlying components begin to fail, not just surface shingles

At that point, continued repairs become less efficient and less predictable.

That is when replacement makes sense.

A Common Pattern in East Dallas

Homes in areas like Easton Place and the surrounding 75218 neighborhoods often deal with similar conditions.

Heavy tree coverage is part of what makes these neighborhoods attractive. It also means:

  • More debris on the roof
  • Slower drying after rain
  • Increased risk of animal activity
  • More maintenance over time

Those factors shorten the effective lifespan of even a well-installed roof.

Final Notes

This roof performed well for over two decades. It was maintained along the way. It was not pushed into replacement early.

When the time came, the replacement addressed not just the shingles, but the underlying issues that had developed over time.
