
Lake Highlands TPO Roof Repair on an Aging Shopping Center Roof
This week our crew was on top of a small neighborhood shopping center near Abrams and Forest in Lake Highlands. The building has an older TPO roof that has been patched more than once. The owner knows it is getting close to replacement but is not quite ready to make that investment. The goal on this visit was simple: stop the leaks and safely extend the life of the roof a little longer.
Why This Shopping Center Called Us
The worst problems were around rooftop HVAC units and other penetrations. Seams had opened up. Old flashing details were breaking down. Ponded water was finding easy paths into the building.
Instead of adding more “goop” on top of past repairs, we recommended opening up the failed areas and rebuilding them with new materials. That gives the owner something solid to rely on while they plan for a full commercial reroof down the road. What We Installed
On this project we used GAF EverGuard® 60-mil TPO for the new membrane. We mechanically fastened fresh cover board, installed the new TPO over the repair areas, and then heat-welded it back into the existing roof system. The most important work was around equipment curbs and transitions where leaks like to start.

What a Repair Like This Can and Cannot Do
A repair on an older TPO roof is not a reset button. It will not turn a worn system into a new one. What it can do is stabilize the worst sections, protect tenants, and buy time so the owner can budget for a future replacement.
When we believe a roof has truly aged out, we say so. In those cases we usually suggest getting a budget number for a full replacement so there are no surprises later.
