New Construction Roofing in Vickery Place, Dallas

New construction roofing in Vickery Place, Dallas, featuring laminated shingles, modified bitumen, tapered insulation, and four VELUX skylights.

Two-story home with broad front porch and dark shingle roof

Looking at this home from the street, you might not immediately guess it was recently built. Its broad front porch, deep roof overhangs, and layered rooflines fit the architectural character of Vickery Place, one of Dallas’ older residential neighborhoods near Lower Greenville.

Bert Roofing completed the roofing work on this new home working with a custom home builder with whom we have an established relationship.

New Construction in a Conservation District

Vickery Place was established in 1911, and many of its original homes are now more than a century old. The neighborhood is known for its Craftsman, Prairie, and Tudor architecture.

Vickery Place is also a City of Dallas Conservation District. Unlike neighborhoods without these restrictions, new construction must meet architectural standards intended to preserve the area’s original character. The regulations address architectural styles and features such as roof forms, porches, materials, and building proportions.Exposed wood roof framing during new home construction

This home follows the Prairie architectural tradition, with its wide roof overhangs, prominent front porch, and emphasis on horizontal lines.

The result is a newly constructed home that looks appropriate among its much older neighbors. The architectural requirements also influence the roofing design, which includes several different roof levels and slopes.

Owens Corning Shingles and a Separate Low-Slope Roof

We installed approximately 49 squares of Owens Corning Duration TruDefinition shingles in Onyx Black on the main roof.

The installation included synthetic underlayment, starter shingles, high-profile ridge caps, drip edge, and the necessary roof flashing.Roofers working on low-slope roofing beside the exterior wall

The house also required a separate modified-bitumen roofing system on its lower-sloped sections.

For these areas, we used CertainTeed modified-bitumen materials with a tapered insulation system to provide drainage. Unlike a conventional shingle roof, a low-slope roof needs a roofing system specifically designed to handle water moving off the surface more slowly.Dark laminated shingles on the new home's pitched roof

The project photographs document both roofing systems during construction, including the installation of the low-slope sections and the transitions to the adjoining walls.

Four VELUX Skylights

The project also included four fixed VELUX skylights.

Bert Roofing is a VELUX Certified Skylight Installer. In addition to our regular roofing work, we install and replace VELUX skylights and integrate them into both new roofs and existing roofing systems.

Skylights require careful attention to flashing and the surrounding roofing materials. Getting these details right is particularly important on a home with multiple roof slopes, wall intersections, and different roofing systems.

Our experience with both roofing and skylight installation allows us to coordinate these details as part of the overall project rather than treating the skylights as a separate installation.

Working With Custom Home Builders

Most of Bert Roofing’s work involves replacing and repairing roofs on existing homes. We are not a high-volume new construction roofing contractor.

We do, however, work regularly with selected custom home builders and remodeling contractors throughout Dallas.

This project was completed for a builder we have worked with on numerous homes. We had completed other projects for them before this house and have continued working together since.

For these builders, responsiveness matters. Roofing needs to fit into a larger construction schedule, and questions about flashing, roof transitions, skylights, and other details often need to be resolved as the work progresses.

We value these relationships because they allow us to work with builders who place importance on workmanship, communication, and the finished product.
