Mansard Roof Repair in Merriman Park Estates
Mansard roofs are different from standard roof slopes. They are steep, highly visible, and much less forgiving when shingles are not installed correctly. A roof can look acceptable from the ground for a while, but if the shingles were not fastened properly, gravity eventually exposes the problem.
This project was in Merriman Park Estates, near Hyde Park Drive in Dallas 75231. I know this neighborhood well. My kids both attended Merriman Park Elementary, and Bert Roofing has worked on homes in this part of Lake Highlands for many years.

The home had a mansard section where the main issue was not storm damage or simple age. The bigger problem was workmanship from a prior installation. The shingles had been high nailed, and there were not enough fasteners for this type of steep roof.
What Went Wrong With the Mansard Roof
On a standard laminated shingle, the nail zone matters. On a mansard roof, it matters even more.
A laminated shingle is made of more than one layer. The nail needs to pass through the correct nail zone so it catches both parts of the shingle properly. When the nail is installed too high, it may only catch part of the shingle. That is called high nailing.
High nailing is a common installation mistake. It can happen because the installer is moving too quickly, does not understand the product, or is simply not paying close attention. It is also a mistake that can be hidden. If a nail is too low, it is usually visible. If a nail is too high, the next course of shingles often covers it.
That is part of what makes this type of workmanship problem frustrating. A homeowner usually cannot inspect every nail on a roof. Even a contractor inspecting from the ground may not see it until the shingles start slipping or lifting. At some point, reputation and workmanship standards matter because the hidden parts of the roof matter just as much as the visible parts.
Why Mansard Roofs Need More Care
A mansard is essentially a very steep roof plane. On this project, the affected areas were the large east and west mansard sections. The south mansard was not included in this phase of work.
Because of the steep pitch, the shingles are fighting gravity more than they would on a normal roof slope. That changes the fastening requirements. In general, a mansard roof should have six nails per shingle at minimum. On this job, we used eight nails per shingle for extra holding power.
More nails alone do not solve the problem, though. The fasteners still have to be placed in the correct nail zone. Eight nails in the wrong place would still be wrong. The goal is not just more fastening. The goal is better fastening.
The Solution
For this project, we removed the affected mansard roofing and replaced it with a new roof system on the involved sections. The work included:
Tearing off and hauling away the old roofing and felt.
Inspecting the exposed roof decking.
Installing synthetic underlayment.
Installing ice and water shield where needed.
Installing new drip edge.
Installing starter shingles.
Installing Owens Corning Duration shingles in Onyx Black.
Installing matching ridge materials.
Using additional fasteners, with 8 nails per shingle.
Cleaning up the job and sweeping the yard with a magnet.
The shingle selected was Owens Corning Duration in black. Duration is a laminated architectural shingle, and it gives the mansard a clean, dimensional look that matches the style of the rest of the home better than a basic three-tab shingle would.
We did discuss other options. A single-piece shingle, GAF Slateline, can sometimes be better suited for a mansard from a mechanical standpoint, but it may not match the rest of the roof as well. On a visible mansard, appearance matters. The final choice balanced performance, appearance, and consistency with the existing roof.
Why This Type of Roof Failure Matters
This kind of repair is a good reminder that the shingle brand is only part of the roof. Installation quality matters just as much.
A good shingle installed incorrectly can fail early. A steep mansard section installed with too few nails or with nails above the proper nail zone is especially vulnerable. The shingles may start to slide, curl, lift, or separate. Once that starts, spot repairs may not be enough because the same fastening problem may exist across the entire affected section.
That is why we replaced the involved mansard sections rather than simply trying to patch a few loose shingles.
Merriman Park Estates Roofing Work
Merriman Park Estates has many older homes with details that require more care than a simple remove-and-replace roof. Mansard sections, low-slope transitions, older decking, mature trees, and prior repairs all need to be evaluated before deciding on the right scope.
For this Hyde Park Drive project, the important issue was not just replacing shingles. It was correcting an installation problem that should not have happened in the first place.
