Roof Replacement in University Park Hanover Street Project

This project sits just off Hanover, near the Preston Road corridor in University Park. It is a pocket of older, well-kept homes where roofing decisions are often tied as much to long-term property plans as they are to immediate need.Before and After OC Duration

The home on Hanover is a good example. From the street, it presents clean and consistent with the neighborhood. Up on the roof, however, the story was different.

When an Older Roof Still Has Life Left, But Replacement Makes More Sense

Technically, the existing roof likely had a few years left. That is not uncommon. Many roofs do not fail all at once. They fade out. Granules wear off, fiberglass begins to show, and small issues start to stack.

That condition was present here. The system was still functioning, but it was well past the point where repairs made sense as a strategy. Continuing to patch it would have meant ongoing maintenance, inconsistent performance, and the risk of chasing leaks.

At some point, even if a roof is not completely failed, it is simply too old to justify keeping.

Choosing the Right Roofing System for a Short-Term Hold Property

The key factor on this project was the homeowner’s long-term plan.

This is a property that may eventually be scraped. That changes the equation. The goal was not to install the highest-end system and maximize a 30-year lifespan. The goal was to install a clean, reliable roof that would perform well for the next several years without requiring attention.

That distinction matters.

We completed a full tear-off and installed a proper roofing system with modern components:

  • Synthetic underlayment in place of felt
  • Ice and water shield in valleys
  • Code-compliant 2×2 drip edge
  • New flashing at all penetrations and transitions
  • Proper starter and ridge components

The installed shingle was Owens Corning Duration, a Class 3 impact-resistant architectural shingle. It is the most commonly selected option in this area for a reason. It balances durability, cost, and availability without overbuilding the project.

The final color selection was Sierra Gray.

It is a lighter, more varied color than what is typically seen in this part of University Park, and it fit the home well once installed. However, it is not always the easiest color to source on short notice.

This job required coordination across suppliers to get material in time and keep the project moving. Credit to Laddy at Spec Building Materials and Corey at SRS Dallas for helping close that gap. Situations like this are common behind the scenes and rarely visible to the homeowner, but they matter when it comes to keeping a job on schedule.

Final Result: Clean, Reliable Roof Without Overbuilding the Project

The finished roof does exactly what it should.

It looks appropriate for the home. It installs cleanly. It eliminates the aging issues that were present before. Most importantly, it gives the homeowner a dependable system without unnecessary investment in a structure that may not be long-term.

The garage was intentionally omitted from scope, keeping the work aligned with the homeowner’s priorities and budget. The focus stayed on the main structure where it mattered most.

University Park Roofing Projects Often Come Full Circle

There was a small personal overlap on this one. The homeowner, like myself, is originally from Lakewood, and we both attended Woodrow Wilson, about a decade apart.

That detail does not affect the roof, but it is a reminder of how often work in Dallas connects back through the same neighborhoods.

Not every roofing project is about maximizing lifespan.

In areas like University Park, it is common for homeowners to balance current needs with future plans. The right approach is not always the most expensive system. It is the one that matches the objective.
