Not every roofing problem requires a new roof. Sometimes the shingles are doing their job, but a damaged plumbing vent or another roof penetration needs attention.
That was the situation on a home we repaired on Alexander Drive in the Lakewood neighborhood of Dallas, ZIP code 75214.
The roof was covered with GAF Timberline ArmorShield II shingles in Weathered Wood. The shingles were not the primary concern. Several plumbing vent stacks had been damaged by animals, and there was some tree overgrowth around the roof.
These are common maintenance issues, particularly in established Dallas neighborhoods with mature trees.
Repairing Animal Damage Around Plumbing Vents
Plumbing vent pipes extend through the roof to allow the home’s plumbing system to function properly. Each penetration needs flashing to keep rainwater from entering around the pipe.
Unfortunately, animals sometimes chew the materials surrounding these vents. Squirrels and other animals can damage the protective coverings, creating openings where water may eventually enter.
On this Lakewood project, we repaired the damaged areas around the plumbing vent stacks, restoring protection at these vulnerable roof penetrations.
Although the repairs were relatively straightforward, they addressed problems that could otherwise lead to water intrusion and additional damage.
GAF ArmorShield II Shingles in Weathered Wood
The existing roofing system used GAF Timberline ArmorShield II shingles, an impact-resistant architectural shingle with a Class 4 impact rating.
ArmorShield II is designed to provide additional resistance to hail impact. However, even an impact-resistant roofing system is not immune to problems involving flashing, plumbing vents, or animal activity.
Bert Roofing is a GAF Certified Contractor, and we regularly work with GAF roofing products on both repairs and complete roof replacements.
An important part of repairing an existing roof is working with the materials already installed and making sure the repaired areas integrate properly with the surrounding roofing system.
Mature Trees and Roof Maintenance in Lakewood
One of the things that makes Lakewood such an attractive Dallas neighborhood is its mature tree canopy. Those trees provide shade and character, but they can also create roof maintenance issues.
Overhanging branches give animals easier access to rooftops. Falling leaves and twigs can collect in valleys and gutters, and branches can rub against shingles when the wind blows.
We noted some tree overgrowth at this property. Keeping branches appropriately trimmed and periodically checking roof penetrations can help prevent small problems from developing into larger repairs.
Roof Repairs in a Neighborhood I Grew Up In
Lakewood has always been a familiar part of Dallas to me. I grew up here and attended Woodrow Wilson High School. Bert Roofing has served homeowners throughout this neighborhood since we established the company in 1988.
Over the years, we have completed everything from major roof replacements to smaller maintenance and repair projects on Lakewood homes.
A substantial part of our work involves identifying specific roofing problems and correcting them without replacing an otherwise serviceable roof.
This Alexander Drive project is a good example. The repairs were localized, the existing ArmorShield roofing system was preserved, and the damaged areas around the plumbing vents were addressed.
