Roof Replacement on Tokalon Drive in Lakewood

Tokalon Drive is one of those streets that stands out even in a neighborhood known for distinctive homes. D Magazine once referred to Tokalon as “the most beautiful street in Dallas.”

Bert Roofing has worked on a number of homes throughout Lakewood and the 75214 ZIP code. This particular project on Tokalon was one of the larger and more involved ones, with approximately 60 squares of roofing, standing seam metal roofing, extensive gutter work, steep roof sections, and roof deck repairs.

It also started differently than a typical roof replacement.

Wind Damage and an Emergency Roof Repair

The homeowner contacted us after wind damaged an area on the front-left portion of the roof behind the chimney.

This was an insurance claim, but we were not new to the property. We had performed a smaller roof repair at the home roughly five years earlier. When the property later sustained more substantial damage, the homeowner called us back.

That is fairly typical of how we approach repair work. A roof repair may be a relatively small project at the time, but it also gives us a chance to become familiar with the house and establish a relationship with the homeowner before a larger roofing need develops.

A Large and Complicated Lakewood Roof

This was approximately a 60-square roofing project, or roughly 6,000 square feet of roofing material.

The main shingle roof was replaced with GAF Timberline HDZ with StainGuard in Weathered Wood. We used GAF Z-Ridge, also in Weathered Wood, at the ridges.Lakewood home on Tokalon Drive before roof replacement

About 20 squares, or approximately 2,000 square feet, were on steeper roof sections. Those areas required additional labor and safety precautions compared with roofing a typical lower-pitched Dallas home.

The project photos show the size and complexity of the roof, including numerous intersecting roof sections, substantial chimney details, and the combination of shingle and metal roofing.

Roof Deck Repairs Before Installing the New Roof

Once the existing roofing was removed, we found several areas of the roof deck that required repair.

This is one reason a roofing estimate can only tell you so much before tear-off. The shingles and underlayment conceal the wood deck beneath them. When deteriorated or damaged decking is exposed, it needs to be repaired before the new roofing system is installed.

Installing new shingles over a compromised roof deck simply covers up the problem.

We repaired the necessary decking and prepared a sound surface before installing the new roof.

Standing Seam Metal Roofing

The house also incorporated standing seam metal roofing, which was replaced as part of the project.

Mixed roofing systems like this require more coordination than a straightforward asphalt-shingle roof. The transitions between shingles, metal roofing, walls, and other roof components have to be detailed correctly so that each system works together.

More Than 300 Feet of New Gutters

The scope also included substantial gutter work.

Approximately 315 linear feet of 5-inch Ogee gutter was installed in White Bronze, along with gutter screens.

On a property this size, gutters are an important part of the roofing system. Their job is not simply to keep water from dripping off the edge of the roof. They have to collect and move a considerable volume of rainwater away from the fascia, walls, and foundation.

Permitted Roofing Work in Dallas

A City of Dallas roofing permit was required and obtained for the project.

Permitting may seem like a minor administrative part of a roof replacement, but on larger and more complicated projects it provides another record that the work was completed under applicable City of Dallas requirements.

Roofing Experience in Lakewood and 75214

Lakewood contains everything from relatively straightforward roofs to large custom homes with steep pitches, multiple chimneys, unusual transitions, metal roofing, and architectural details that require considerably more planning.

This project combined many of the things we routinely encounter on larger Lakewood homes: wind damage, an emergency repair, an insurance claim, steep roofing, deck repairs, architectural shingles, standing seam metal, and extensive gutter work.

It also came from a homeowner we had previously helped with a much smaller repair.
