Valley Roof Leak Repair in Lakewood, Dallas 75214

Some roofing jobs are complicated. Others are the kind of straightforward repair we handle every week.

This one was on Bob-O-Links in Lakewood, Dallas 75214, just across from the St. Thomas Aquinas Catholic Church and school campus. The homeowner had water showing up inside the garage. On the roof, the problem led us to a valley near the garage and an open-air porch.

The repair itself was fairly routine. The more interesting part of the job was identifying the existing shingle and finding the best possible match.

Torn Shingles and Exposed Fasteners in the Valley

Roof valleys handle a concentrated amount of water because runoff from two roof slopes comes together in the same place. When shingles in a valley become damaged, even a relatively small problem can create a leak.

In this case, several shingles had torn, leaving fasteners exposed. We could identify the damaged area and the likely path for water, although we could not say with certainty what originally caused the shingles to tear.

The repair called for removing and replacing the lower portion of the valley rather than disturbing more of the roof than necessary. We removed the affected roofing, installed new ice-and-water protection in the repair area, and replaced the shingles. That was essentially the same scope identified during our initial inspection.

This is a pretty typical repair for us. When the problem is isolated and the surrounding roof still has useful life remaining, there is no reason to turn a repairable valley leak into a roof replacement.

Matching Shingles on an Existing Roof

Finding the right replacement shingle can sometimes be harder than making the repair.

The homeowner did not have the original roofing paperwork, and aging shingles can be difficult to identify from appearance alone. We took close-up photographs and even used OpenAI image analysis to help narrow down the possibilities.

Fortunately, the homeowner found something better: a partial bundle tucked away in his garage with the wrapper still intact. It was TAMKO Titan in Weathered Wood, and the shingles were a good match, so that is what we used for the repair. The leftover bundle does not prove with certainty that the entire existing roof was TAMKO Titan, but it gave us the best available match. The estimate documents TAMKO Titan Weathered Wood as the material selected for the repair.

Even when the correct product is available, new shingles and shingles that have spent years exposed to Dallas weather will rarely match perfectly. The goal on a repair is to get as close as reasonably possible.

A Roof That May Date Back to the 2012 Lakewood Hailstorm

We estimated the roof to be roughly 10 to 15 years old, although there was no original paperwork establishing an installation date.

One possibility is that it dates from the wave ofroof replacements following the major June 2012 hailstorm. NOAA records describe that storm as a record-setting North Texas hail event and specifically identify Lakewood as one of the hardest-hit areas of Dallas. Hail reached as much as three inches in diameter in Dallas County, damaging roofs, vehicles, windows and trees. (NCEI)

That does not establish the age of this particular roof, but anyone who was roofing in East Dallas at the time remembers how much roofing work followed that storm.

Bob-O-Links, St. Thomas and a Little Dallas Golf History

The location of this repair has some history of its own.

Before these blocks were filled with houses, Bob-O-Links was a nine-hole public golf course. I remember it from growing up in Dallas in the 1970s. The course closed in 1973, and the property was eventually redeveloped into the residential streets that occupy the area today. St. Thomas Aquinas is now one of the most recognizable landmarks nearby. (Lakewood/East Dallas)

Bob-O-Links also has a connection to one of Dallas’ best-known golfers. A young Lee Trevino played there before becoming a six-time major champion and one of professional golf’s most recognizable personalities. In later years, Trevino himself mentioned Bob-O-Links among the Dallas courses he played, and a history of the old course recounts Hal McCommas and Trevino attempting to play there during a Dallas snowstorm with red golf balls so they could find them in the snow. Trevino’s early Dallas golf years produced some even better stories. He became famous for hustling golfers while using a large Dr Pepper bottle wrapped in tape instead of a golf club. Contemporary accounts describe him hitting the ball roughly 100 to 120 yards with the bottle and even putting with it. That particular story is associated with Hardy’s Pitch-N-Putt and the broader Dallas public-golf scene rather than Bob-O-Links, but it gives some flavor to the golfer who was playing these local courses long before becoming famous. A Typical Lakewood Roof Repair

There was nothing exotic about this repair, and that is partly why it is worth documenting.

Many of the roof repairs we perform in Lakewood and elsewhere in Dallas are fairly simple. A homeowner discovers a leak, we trace it to a specific part of the roof, remove enough material to make a proper repair, restore the waterproofing and shingles, and leave the rest of a serviceable roof alone.

On this Bob-O-Links home, the problem was a damaged valley with torn shingles and exposed fasteners.
