We recently completed the roofing portion of a major renovation and new construction project in Casa Linda Estates, near El Campo and Hermosa and just west of Buckner Boulevard in Dallas 75218.
This was not a typical roof replacement. Much of the house was new construction, while portions of the original home remained and required more traditional tear-off and replacement work. The CompanyCam photos show the house changing substantially over several months as additions were framed, exterior walls were rebuilt, and the roof system took shape.
Roofing New Construction Happens in Stages
One difference between reroofing an occupied home and roofing a major construction project is the schedule.
On a normal residential roof replacement, we typically start and finish the roofing work within a relatively short period. New construction is different. The roofing contractor may visit the project several times as framing and other trades progress.
We initially “dried in” this house several months before the shingles were installed. Synthetic underlayment was installed over the roof deck, along with ice and water shield in critical areas such as the valleys. An early material delivery in March included synthetic underlayment and ice and water shield specifically for this stage of the project.
Once the house was far enough along, we returned for the finished roofing system.
CertainTeed Landmark Shingles in Heather Blend
The homeowner selected CertainTeed Landmark shingles in Heather Blend. Choosing the color took a little more work than usual.
Standard sample boards did not provide a good enough representation of the finished roof. We obtained full-size shingles from our supplier so the homeowner could see the actual color and variation before making the final decision.
That is often worthwhile. A roof covers a large percentage of what you see when looking at a house, and the appearance of an architectural shingle can be difficult to judge from a small sample.
The finished roof used CertainTeed Landmark shingles along with manufactured starter shingles, synthetic underlayment, ice and water protection, and new drip edge. The material order for the final roofing stage included approximately 60 squares of Landmark shingles, which gives some perspective on the size of the project.
Roofing Over a Foam Attic
This home will use a spray-foamed attic system.
CertainTeed provides somewhat more flexibility than some manufacturers regarding shingle warranty requirements over certain unvented or foam-insulated attic assemblies. That was one consideration in selecting the roofing system.
There is enough detail involved in roofing over a foam attic that we will cover that subject separately rather than turn this project profile into a technical article.
The Type of New Construction We Prefer
Bert Roofing has been roofing homes in Dallas since 1988, but large-scale new construction is not our primary business.
Most of our work is directly for homeowners. We do, however, work with a small number of Dallas general contractors and builders who construct or extensively renovate a few homes each year. Projects like this are a good fit because roofing quality remains an important part of the overall project rather than simply becoming another line item in a high-volume production schedule.
We generally leave roofing hundreds of nearly identical houses to the large production builders. We have repaired enough of those roofs later to remain comfortable with that decision.
This Casa Linda Estates project was considerably more involved than simply replacing shingles. It required coordinating the roofing work with months of framing, remodeling and new construction while making sure the house stayed protected between phases.
The result is a new CertainTeed roofing system on a substantially rebuilt East Dallas home, only a short distance from Buckner Boulevard in the heart of Casa Linda Estates.
