East Dallas Roof Replacement in Lakewood, 75214

East Dallas roof replacement in Lakewood, 75214, using GAF ArmorShield II Class 4 shingles and proper low-slope roofing materials.

GAF ArmorShield II Class 4 roof replacement on a Lakewood home in East Dallas 75214

This roof replacement was on Merrilee Drive in the heart of Lakewood, just a short distance from Lakewood Elementary School. It was a rental property owned by a longtime Bert Roofing customer whose personal residence on Lakewood Boulevard and several other Lakewood properties we have also roofed over the years.

This was not an insurance or storm-damage replacement. The existing roof had reached the point where replacement made more sense than continuing to repair it.

GAF ArmorShield II Class 4 Roof

For the new roof, we installed GAF ArmorShield II Class 4 impact-resistant shingles in Weathered Wood on both the house and detached garage. The project also included GAF Pro-Start starter shingles, GAF FeltBuster synthetic underlayment, GAF StormGuard leak barrier and GAF Seal-A-Ridge IR ridge shingles.GAF ArmorShield II Class 4 Weathered Wood shingles for Lakewood roof replacement

Other work included new drip edge, plumbing vent flashings, turbine vents and chimney flashing. The house and detached garage together made this a roughly 35-square roofing project.

A Small Low-Slope Area Still Needs the Right Roofing Material

One of the more important details on this project involved a relatively small low-slope section of the roof. The area itself was only a few square feet, but that does not change what type of roofing material is appropriate.Small low-slope roof section in Lakewood where asphalt shingles were not appropriate

Standard asphalt shingles depend on sufficient roof slope to shed water properly. On this section, the slope was too low for shingles, so we used a self-adhered SBS modified-bitumen roofing product instead. The original inspection specifically identified this section as too low for shingles, and the material order confirms that a self-adhered SBS cap sheet was used.

This is a detail that is sometimes overlooked on smaller areas. Because the section represents such a small percentage of the overall roof, it can be tempting to simply continue the shingles across it. The square footage, however, does not determine whether shingles are appropriate. The roof slope does.

Using the proper low-slope roofing material adds a little more work to a small part of the project, but it addresses the roof as it is actually built rather than treating every surface the same.

Matching the Roof to an Established Lakewood Home

Weathered Wood was a natural fit for this property. The neutral blend works well with the older homes found throughout this part of Lakewood without making the roof dominate the architecture.

The completed roof also maintained the existing ventilation approach with turbine vents while replacing the roof penetrations and flashing details that are important to long-term roof performance.

Roofing Experience in Lakewood

Bert Roofing has worked in Lakewood and the surrounding 75214 area for decades. In this case, the owner had already used us on their home on Lakewood Boulevard and on several other properties in the area. We had also completed another roof very close by on Alexander Drive.

That kind of repeat business is common for us in Lakewood. Many of the homes are older, and the roof details can vary considerably from one property to the next. Low-slope additions, older decking, chimneys, mature trees and previous remodeling all need to be considered rather than treating every roof as a standard tear-off and replacement.

Bert Roofing is a GAF Preferred Contractor and also works extensively with Owens Corning and CertainTeed roofing systems. We select roofing materials based on the house, roof design and needs of the property rather than limiting every project to a single manufacturer.

For homeowners and property owners in Lakewood, East Dallas and the 75214 ZIP code, this project is a good example of a straightforward roof replacement where the important part was getting the details right rather than trying to turn an ordinary aging roof into an insurance claim.
